Clear Flow Maintenance Ltd is a drainage company working across west and south-west London, Surrey and the Thames Valley, for homes and businesses. Drainage is the main business; plumbing sits alongside it. We are not a national franchise and there is no call centre between you and the work.
Drainage has a reputation problem, and most of it is earned. The pattern people describe to us is familiar: a headline price on a website that becomes a different number on the doorstep, a blockage punched through in ten minutes so the van can move on, and the same drain blocking again a month later. Nobody explains what caused it, because explaining it would make the return visit less likely.
We would rather do the opposite. Tell you the basis of the charge on the phone before we come. Clear the pipe properly rather than making a channel through the middle of it. Tell you what caused the blockage and whether it will come back. And if the problem turns out to sit on Thames Water’s side of your boundary, tell you that too. It costs us the job, and it is still the right answer.
Most of what we do is drainage: blocked drains, gullies and soil stacks, high-pressure jetting, CCTV drain surveys and no-dig drain repairs. A lot of those jobs have a plumbing task attached, such as a trap that needs replacing once the blockage is out, a leaking waste joint or a toilet cistern that has never worked properly, and we handle that rather than leaving you to find someone else.
What we do not do is pretend to be everything. Gas work needs a Gas Safe registered engineer and that is not us. Full bathroom installations and central heating are better placed with a specialist. Being told honestly that a job is not ours is more useful than being sold it.
The equipment matches the work: drain rods for straightforward blockages near an access point, high-pressure water jetting for grease, silt, scale and roots, and a drain camera to see inside the pipe, trace where it runs and record what we find. Where a pipe is damaged, no-dig patch repairs mean many defects can be fixed from an existing inspection chamber without digging up a garden or driveway.
For homes, that usually means one visit and a clear explanation of what caused the problem. For businesses, landlords and managing agents, it means work arranged around trading hours and tenants, and a written account of what was found. Either way, you deal with the engineer from the first phone call to the finished job.
London drainage has a particular character, and it shapes a lot of the work here. Much of the housing stock still runs on Victorian salt-glazed clay with mortar joints that have had a century of ground movement, and the mature street trees that make these neighbourhoods pleasant to live in are the same trees whose roots find those joints. London clay soil shrinks and swells with the seasons and drags pipework with it. Most of London has hard water, so scale builds up inside waste pipes and gives everything else something to grip.
Then there is conversion. Many London houses were divided into flats decades ago with the original single-household drainage largely left as it was, so shared stacks and shared drains are common, and with them the question of whose responsibility a given pipe actually is. Knowing that answer before work starts is often worth more to a customer than the clearance itself.
